BATON ROUGE AREA BUYER TOOL
Principal and interest are only part of the payment. Enter the property assumptions and I will email a breakdown with local tax, insurance, and estimated PMI.
No lender pre-approval is needed to use this estimate. Insurance and PMI remain planning figures until you get real quotes.
Principal and interest from your price, down payment, rate, and term
Property tax from the selected Louisiana tax area
The annual homeowners insurance figure you enter
Estimated PMI when the down payment is under 20%
Choose the tax area instead of relying on a national property-tax percentage.
Enter an insurance quote if you have one, or use $3,000 as a starting assumption.
Read the emailed line items together so one low headline number does not hide the rest of the payment.
For an owner-occupied home, the estimate removes $7,500 of assessed value from non-municipal millage. Municipal millage still applies to the full assessed value inside Baton Rouge, Zachary, or Baker.
The tax estimate uses Louisiana's 10% assessment ratio and the area rates in the build data. Tax rolls, exemptions, insurance, and lender terms can change the final payment.
Is this a loan quote? No. It is a planning estimate, not a lender disclosure or approval.
Why does the tax area matter? The millage changes by parish and municipality, so two similarly priced homes can carry different tax bills.
What should I enter for insurance? Use a property-specific quote when possible. If you do not have one yet, the form suggests $3,000 a year as an editable placeholder.
When does the tool estimate PMI? It adds a 0.75% annual estimate when the down payment is under 20%. Your lender's real figure controls.
